Sun City Summerlin and Sun City Anthem are two of the largest and well known retirement communities in the Las Vegas area. Both were developed by the Del Webb construction company under the “Sun City” franchise and boast beautiful homes and countless amenities for their residents.

The question is, which one is better? Truth be told, they are both very similar, but they have some noteworthy differences that may make a difference in which one you would prefer. Let’s take a look at what each 55+ community has to offer.

Sun City Summerlin Community Views

Community Location

Sun City Summerlin is located in Summerlin, which is a master-planned community about 20-minutes west of the Las Vegas Strip. Sun City Anthem is located in Henderson, a city just southeast of Las Vegas, and is around 25-minutes from the heart of Las Vegas. Both communities have the same access to the world-renowned entertainment as well as all the businesses and recreational opportunities throughout the valley.

The elevation of each community is a factor as well. Summerlin, and the west side of the valley, sits around 3,500 feet above sea level, with some communities going over 4,000 feet. Henderson, along with most of the east side, sit around 1,500 to 2,000 feet above sea level.

While this may not seem like a lot, it can be a big factor due to the heat that the Las Vegas summer months bring. The elevation differences between these two areas can mean up to a 7 to 10 degree difference in temperature.

The elevation difference gives a few other benefits as well. The slightly cooler temperatures mean a wider variety of vegetation able to grow year-round. The higher elevation also means more views in some cases.

Surrounding Areas

When comparing the surrounding areas of Sun City Summerlin and Sun City Anthem, each has much to offer regardless of your interests.

As mentioned, Sun City Summerlin is located in the master-planned community Summerlin on the western edge of the city. Summerlin is home to ten golf courses, 250 parks, and over 150 miles of trails for biking, walking, and running. You’re also minutes from Red Rock Canyon National Conservation area if you’re looking for more outdoor recreation.

The master-plan also has its own downtown, Downtown Summerlin®, where you’ll find over 125 shops and restaurants, as well as entertainment at the Las Vegas Ballpark®, City National Arena and Red Rock Resort and Spa.

Comparatively, Sun City Anthem is also nearby some great offerings the city of Henderson has to offer. Henderson is home to around 66 parks and 184 miles of trails, and is a short drive to Lake Las Vegas, Lake Mead Recreational Area, and the Hoover Dam.

Besides the golf course that weaves through parts of Sun City Anthem, it’s near other notable courses including Rio Secco Golf Club and Anthem country Club. This 55+ community in Henderson is also a short drive to shopping at The District at Green Valley Ranch and the Galleria Mall.

Real Estate

Both communities are comparable when it comes to home size and home prices.

Sun City Anthem consists of just over 7,100 homes with prices ranging from the high $300,000s to over $1 million. Sun City Summerlin is a tad larger with just over 7,700 homes that have similar price ranges, priced anywhere from the mid-to-high $300,000s to over $1 million.

However, Sun City Anthem is going to include homes that are newer. Sun City Anthem started construction on homes in 1998 and ended in 2008. Sun City Summerlin started construction on homes in 1989, finishing in 1999.

This means Sun City Summerlin homes are going to be around eight to nine years older on average. Both Sun City Anthem and Sun City Summerlin provide many different floorplans, 33 for Sun City Anthem and 42 for Sun City Summerlin, each offering single-family homes as well as attached and detached townhomes.

In each 55+ community, you will find some homes that have golf course views or frontage, views of the city and surrounding valley, and private pools.

Sun City Anthem is home to three clubhouses with similar amenities, clubs, groups, and facilities. Highlights include indoor and outdoor pools, fitness centers, full production theater, tennis courts, pickleball courts, Anthem Wellness massage therapy studio, and much, much more. Golf is also a large part of both communities. Sun City Anthem is home to The Revere Golf Club that offers their Lexington Course and Concord Course. Both are par-72, 18-hole courses that come in at just over 7,000 yards each. Residents of Sun City Anthem also benefit from special green fee rates and tee times.

Sun City Summerlin Golf Course Homes

Sun City Summerlin has three courses – Eagle Crest Golf Course, Highland Falls Golf Course and Palm Valley Golf Course. Each course is 18-holes ranging between 4,067 to 6,580 yards offering their own set of challenges and views.

Each of the community’s golf courses include driving ranges, putting greens, pro-shops, and dining.

HOA Fees

HOA fees and assessments also differ when looking at Sun City Summerlin and Sun City Anthem.

Sun City Summerlin HOA fees are approximately $137 per month. Residents are also charged a one-time NORA fee (New Owner Reserve Assessment) when buying a home that is approximately $1,710.

Sun City Anthem HOA fees may range between $331 and $1,031 per quarter.
